Are you looking for cheap Florida land for sale? I am too, we have a ton of customers that love to move or retire to Florida, and right now the market there is super hot. So where do you look for affordable Florida land?
My name is Felicia I’m a land investor and a partner at Compass Land USA. We’ve bought and sold hundreds of properties in Florida.
We made a similar list for the year 2021, and it was so popular that we’re going to update it and make a new one for 2022.
Today I’m going to share that updated list with you for some of the cheapest places to buy land in Florida in 2022, at the County level. Something I want you to keep in mind before starting this process is you do get what you pay for.
Sure you can find land in Florida for less than $5,000. But it might not be the size you want, it probably doesn’t have any utilities, and it might be lacking other qualities you’re looking for. Having said that, we’re still looking strictly for the cheapest Florida vacant land available.
Another thing to be aware of is many Counties will have zoning restrictions on what you can use the property for. You want to check that out before buying. We have a Florida land buying checklist that you can get a free copy of, and it’ll show you how to check that.
So how did we determine this? Data. So we went and parsed through several of the most dominant land listing websites including LandWatch, Lands of America, and Zillow.
We took the most recent price per acre and listing data they had available and collected it here for easy pickings for you.
For acreage size, we chose to use 0.23 acre, 0.46 acres, and 1 acre as examples. We had to choose a way to normalize across the websites and data provided. So we examined about quarter acre, half-acre, and full acre plots. These also seem to be the most popular size requests from our customers (people who buy land from us) and I figured it would be the most helpful for you here.
You may have noticed that last year we used 0.25 and 0.50 acres instead of 0.23 and 0.46 acres. We decided to change that because 0.23 acres is the standard lot size for subdivisions (0.46 would be considered a double lot, which we get asked about a lot).
So much of Florida is already divided up into these subdivisions, we felt it made the most sense to use that number instead and get a better idea of how much it would cost you to relocate or plan for retirement.

Calhoun County FL
- Located in northwestern area of FL
- About 17 miles north of Panama City
- Total square miles: 567
- Nearby parks: Lynn Haven Bayou Park and Preserve, Torreya State Park, Pine Lake RV Park
- Lowest price per 0.23 acres: $5,500
Putnam County FL
- Located in the northeastern part of FL, in between Jacksonville and Orlando
- About 38 miles northwest of Daytona Beach
- Total square miles: 727
- Nearby parks: Carl Duval Moore State Forest and Park, Hog Waller mud BOG & ATV, Etoniah Creek State Forest
- Lowest price per 0.23 acres: $5,990
Highlands County FL
- Located in the southern central FL
- Contains Sebring, about 61 miles southeast of Tampa
- Total square miles: 1,017
- Nearby parks: H.L. Bishop Park, Buttonwood Bay RV Resort, Highlands Hammock State Park
- Lowest price per 0.23 acres: $5,997
Citrus County FL
- Located in the west-central part of FL
- Area around Ocala, about 20 miles southwest of Ocala
- Total square miles: 584

Levy County FL
- Located in the northern part of FL, on the Gulf Coast
- About 17 miles southwest of Gainesville
- Total square miles: 1,118
- Nearby parks: Manatee Springs State Park, Blue Springs Park, Goethe State Forest
- Lowest price per 0.23 acres: $7,000
So those are the top 5 cheapest counties in Florida to buy 0.23 acres of land. That’s a decent-sized lot for a home, like a standard subdivision lot. But be warned for lots that cheap, you are probably in an area that doesn’t have road access or utilities.

Dixie County FL
- Located in the northern part of FL, in the Big Bend region
- About 39 miles west of Gainesville

I am surprised Hardee County was not listed in any of the cheap land sites. It is between Polk and Highlands county. Rural. We have great fishing spots.
Hi J B! Interesting! Is that a county known for having really cheap parcels? I don’t recall seeing it in my research for least expensive plots.
IMO, Cheap land in Florida is not going to be near the coast or a major city like Miami, Orlando, Tampa or West Palm so to be 60 minutes from any spot, you might as well be about 90 minutes from all all those at the same time! I really like Sebring, FL because it right in the middle between those cities and both coasts. It also has an Amtrak station, great retail like Walmart, Home Depot, great steel fabricators, popular restaurant chains, one of the best state parks, the race track and yet is still very laid back country style living. Nightly temps are also a lot cooler in the summer than the big coastal cities and much less prone to hurricanes. Life is just a lot cheaper in the middle.
