Are you looking for cheap Arizona land for sale?
My name is Felicia. I’m a land investor and a partner at Compass Land USA. We’ve bought and sold hundreds of properties in Arizona.
We made a similar list for the year 2021, and it was so popular that we made another one for 2022, and now I’ve updated that for 2023.
Today I’m going to share with you some of the cheapest places to buy land in Arizona, at the County level.
Something I want you to keep in mind before going through the list is you get what you pay for. You can find land in Arizona for less than a couple thousand dollars. There are lots of these desert squares out there. But it probably doesn’t have any utilities, and it might be lacking other qualities you’re looking for, like access.
Having said that, we are looking strictly for the cheapest Arizona vacant land available. Desert square, landlocked, doesn’t matter here. We’re strictly looking at price. Another thing to be aware of is many Counties will have zoning restrictions on what you can use the property for. You want to check that out before buying.

So how did we determine this? Data. We went and parsed through several of the most dominant land listing websites including LandWatch, Land and Farm, Lands of America, and Zillow. We took the most recent price per acre and listing data they had available and collected it here for you.
For acreage size, we chose to use 1 acre, 5 acres, and 10 acres as examples. We had to choose a way to normalize across the websites and data provided. So we examined 1, 5, and 10 acre plots. These also seem to be the most popular size requests from our customers (people who buy land from us) and I figured it would be the most helpful for you here. Let’s jump right into it. Let’s go over the 1 acre results first, for the top 5 cheapest Counties.
The cheapest place to get 1 acre of land in Arizona …
Cochise County AZ
- Located in the southeastern corner of AZ, along Mexico border
- About 40 miles southeast of Tucson
- Total square miles: 6,164
- Nearby parks: Chiricahua National Monument, Coronado National Forest, San Rafael State Natural Area
- Lowest price per 1 acre: $2,000
Mohave County AZ
- Mohave County is located in the northwestern corner of AZ, next to NV, CA, and UT borders
- Contains Kingman and Bullhead City
- Total square miles: 13,311
- Nearby parks: Grand Canyon-Parashant National Monument, Havasua National Wildlife Refuge, Hualapai Mountain Park Campground
- Lowest price per 1 acre: $2,799
Navajo County AZ
- Located in the northern part of AZ
- Contains Show Low, about 49 miles east of Flagstaff
- Total square miles: 9,949

Yavapai County AZ
- Yavapai County is located in central AZ
- In between Flagstaff and Phoenix
- Total square miles: 8,123
- Nearby parks: Prescott National Forest, Coconino National Forest, Dead Horse Ranch State Park
- Lowest price per 1 acre: $5,700
So those are the top 5 cheapest counties in Arizona to buy 1 acre of land. That’s a great-sized plot for camping, RV, or to get a little off-grid homestead going. All for less than $10k. Now let’s check out the 5 acre results.

Apache County AZ

So we see a couple of the same counties for the cheapest plot of 5 acres in Arizona. Mohave, Apache, and Cochise all showed up again. You may have noticed that the price per acre for 5 acre plots is actually lower than that for a 1 acre plot. So why is this? It’s like buying in bulk.
When you go to Costco, you’re going to pay less per unit than you would if you bought it at a corner store. When you get into larger properties, the buyer pool shrinks, so there are fewer people that want that 50 or 100 acre property than there are people who want the 1 or 5 acre property, so the cost per acre falls. And the transaction costs are spread over a larger area, which drives the overall cost down.
So let’s take a look at 10 acre plots, and see if the pattern holds. If that’s true, we should actually see the price per acre go down a bit.
