Are you looking for cheap Arizona land for sale?

I am too, a lot of my customers love to retire to the warmth and sun in the southwest.

My name is Felicia I’m a land investor and a partner at Compass Land USA. We’ve bought and sold hundreds of properties in Arizona.

Today I’m going to share with you some of the cheapest places to buy land in Arizona, at the County level.

Something I want you to keep in mind before starting this process is you do get what you pay for. You can find land in Arizona for less than a grand, less than 2 grand. But it might not be the size you want, it probably doesn’t have any utilities, and it might be lacking other qualities you’re looking for.

Having said that, we’re looking strictly for the cheapest Arizona vacant land available. Another thing to be aware of is many Counties will have zoning restrictions on what you can use the property for. You want to check that out before buying.

So how did we determine this? Data. We went and parsed through several of the most dominant land listing websites including LandWatch, Land and Farm, Lands of America, and Zillow. We took the most recent price per acre and listing data they had available and collected it here for you.

For acreage size, we chose to use 1 acre, 5 acres, and 10 acres as examples. We had to choose a way to normalize across the websites and data provided. So we examined 1, 5, and 10 acre plots. These also seem to be the most popular size requests from our customers (people who buy land from us) and I figured it would be the most helpful for you here. Let’s jump right into it. Apache County AZ

  • Apache County is located in the northeast corner of AZ
  • About 11 miles east of Show Low, 8 miles east of Holbrook
  • Total square miles: 11,197
  • Nearby parks: Petrified Forest National Park, Fool Hollow Lake Recreation Area, Apache-Sitgreaves National Forest
  • Lowest price per 1 acre: $1,499

Cochise County AZ

  • Located in the southeastern corner of AZ, along Mexico border
  • About 40 miles southeast of Tucson
  • Total square miles: 6,164
  • Nearby parks: Chiricahua National Monument, Coronado National Forest, San Rafael State Natural Area
  • Lowest price per 1 acre: $1,599

Mohave County AZ

  • Mohave County is located in the northwestern corner of AZ, next to NV, CA, and UT borders
  • Contains Kingman and Bullhead City
  • Total square miles: 13,311
  • Nearby parks: Grand Canyon-Parashant National Monument, Havasua National Wildlife Refuge, Hualapai Mountain Park Campground
  • Lowest price per 1 acre: $3,000

Santa Cruz County AZ

  • Located in the southern AZ, along the Mexico border
  • About 34 miles south of Tucson
  • Total square miles: 1,236

  • Lowest price per 1 acre:  $3,600

Yuma County AZ

  • Located in the southwestern corner of AZ, along Mexico border
  • Contains Yuma
  • Total square miles: 5,513
  • Nearby parks: Kofa National Wildlife Refuge, Colorado River State Historic Park, Picacho State Recreation Area
  • Lowest price per 1 acre: $3,995

So those are the top 5 cheapest counties in Arizona to buy 1 acre of land. That’s a great-sized plot for camping, RV, or to get a little off-grid homestead going. All for less than $5k. Now let’s check out the 5 acre results. The cheapest place to get 5 acres of land in Arizona turned out to be …

Yavapai County AZ

  • Yavapai County is located in the central part of AZ
  • Area around Prescott, Prescott Valley
  • Total square miles: 8,123
  • Nearby parks: dead Horse Ranch State Park, Red Rock State Park, Tonto National Bridge State Park
  • Lowest price per 5 acres:  $13,500

So we see a couple of the same counties for the cheapest plot of 5 acres in Arizona. Mohave, Apache, and Cochise all showed up again. You may have noticed that the price per acre for 5 acre plots is actually lower than that for a 1 acre plot. So why is this? It’s like buying in bulk.

When you go to Costco, you’re going to pay less per unit than you would if you bought it at a corner store. When you get into larger properties, the buyer pool shrinks, so there are fewer people that want that 50 or 100 acre property than there are people who want the 1 or 5 acre property, so the cost per acre falls. And the transaction costs are spread over a larger area, which drives the overall cost down.

So let’s take a look at 10 acre plots, and see if the pattern holds. If that’s true, we should actually see the price per acre go down a bit. The cheapest place to get 10 acres of land in Arizona turned out to be …

Ok, and we do see that cost per acre decreases a bit here as well. So there you have it, the cheapest places to buy land in Arizona, for 1 acre, 5 acre, and 10 acre plots.

And it looks like in all 3 categories, Apache County was the cheapest, so if you’re looking for inexpensive Arizona land, I would start searching there.

  1. My 2 brothers and our wives are thinking about relocating to Arizona sometime in the future. We would like to purchase 1/2 to 1 acre building lot in a development that the temperatures would not get to hot or cold, and would be in a improved neighborhood in a smaller city. A place to build a 3,000 sq ft home with a large detached garage. Do you have any suggestions on areas or cities and cost of lots and cost to build?

    1. Hi Tim! In terms of temperature, I think you’d be looking at central and southern AZ.The good news is there are lots of smaller cities/towns that are affordable (places like Prescott, Prescott Valley, Show Low, Bullhead City, etc. etc.). I think to help you narrow down your search, you can try looking at a site like landflip.com. Start by searching for 0.5-1 acre land in Arizona. Then you can sort by the price of the land, and kind of go from there. It’s a matter of preference for you and your brothers! Good luck 🙂

    My family and part of our extended family are interested in under 5 acres to put up some pre-fab homes, in order to be close to one another. We do, however, want land that is accessible and close to town- such as Flagstaff- do you think this is possible? We do not want to totally be in the middle of nowhere—but want to spend under 75K– What are your thoughts?

    1. Hi Rachel. Sounds awesome! I would say you certainly should be able to get the land for less than 75k. I don’t know how much it costs to put up pre-fab homes, so I can’t advise you there. We often sell land south of Flagstaff (and north of Prescott).
