Cheapest States to Buy Land in 2021

Are you looking for cheap land for sale? I am too, everyone loves a deal.

My name is Felicia I’m a land investor and a partner at Compass Land USA. 

We’ve bought and sold hundreds of properties across the US.

Today I’m going to share with you some of the cheapest states and counties you can buy land in 2021. 

Something I want you to keep in mind before starting this process is you get what you pay for. Ok, so we might not be seeing the most beautiful land this country has to offer, we’re looking for the cheapest vacant land available. And normally, the cheapest land in the US will not have any utilities, it might not even have road access. Many Counties have zoning restrictions on what you can use the property for, too. You want to check that out before buying.

This is a question we get a lot. Normally folks are looking for vacant land they can call their own, something they can camp on, RV, homesteading, tiny home, or living off grid.

SPOILER ALERT!

The cheapest states turned out to be New Mexico, Arizona, and Colorado.

There were a couple of other ones mixed in there like Arkansas, Texas, North Carolina, Oregon, Nevada, and California. But the vast majority of the results were in those top 3, Arizona, New Mexico, and Colorado.

So how did we determine this? Data. I’m actually an engineer, I have a couple of degrees in engineering, that’s my background before entering the real estate world, and I LOVE data.

So we went and parsed through several of the most dominant land listing websites including LandWatch, Land and Farm, Lands of America, and Zillow. We took the most recent price per acre data they had available and collected it here for easy pickings for you.

For acreage size, we chose to use 1 acre and 5 acres as examples. We had to choose a way to normalize across the websites and data provided. So we examined 1 acre and 5 acres. These also seem to be the most popular size requests from our customers (people who buy land from us) and I figured it would be the most helpful for you here.

Let’s jump right into it. Let’s go over the 1-acre results first, for the top 12 inexpensive states. So the cheapest place to get 1 acre of land turned out to be …

Torrance County NM

  • Torrance County is located in the center of the state of New Mexico
  • About 40 miles east of Albuquerque
  • Total square miles: 3,345
  • Nearby parks: Manzano Mountains State Park, Cibola National Forest, Fourth of July Campground
  • Lowest price per 1 acre: $1,049

Luna County NM

  • Located in the southwest of NM, along the Mexico border
  • About 37 miles west of Las Cruces
  • Total square miles: 2,965
  • Nearby parks: San Andres National Wildlife Refuge, White Sands National Park, Mesilla Valley Bosque State Park
  • Lowest price per 1 acre: $1,299

Valencia County NM

  • Located in the center of NM, south of Albuquerque
  • About 15 miles south of Albuquerque
  • Total square miles: 1,066
  • Nearby parks: Manzano Mountains State Park, Cibola National Forest, Petroglyph National Monument
  • Lowest price per 1 acre: $1,499

Apache County AZ

  • Apache County is located in the northeast corner of AZ
  • About 11 miles east of Show Low, 8 miles east of Holbrook
  • Total square miles: 11,197
  • Nearby parks: Petrified Forest National Park, Fool Hollow Lake Recreation Area, Apache-Sitgreaves National Forest
  • Lowest price per 1 acre: $1,499

Socorro County NM

  • Located in central NM
  • About 57 miles south of Albuquerque
  • Total square miles: 6,646
  • Nearby parks: Sevilleta National Wildlife Refuge, Manzano Mountains State Park, Bosque Del Apache National Wildlife Refuge Visitor Center
  • Lowest price per 1 acre: $1,500

Miller County AR

  • Located in the southwestern corner of AR
  • Includes the eastern half of Texarkana
  • Total square miles: 625
  • Nearby parks: Spring Lake Park, Atlanta State Park, The Bringle Dam
  • Lowest price per 1 acre: $2,500

Lake County OR

  • Located in the south of OR, along CA and NV borders
  • About 52 miles east of Bend
  • Total square miles: 8,138

Cumberland County TN

  • Located in central eastern part of TN
  • Area around Crossville

Mohave County AZ

  • Mohave County is located in the northwestern corner of AZ, next to NV, CA, and UT borders

Yuma County AZ

  • Located in the southwestern corner of AZ, along Mexico border
  • Contains Yuma
  • Total square miles: 5,513

  • Lowest price per 1 acre: $3,995

Ashe County NC

  • Located in the top northwestern corner of NC, along VA
  • Contains Yuma
  • Total square miles: 425
  • Nearby parks: New River State Park, Mount Jefferson State Natural Area, Cascade Falls National Forest
  • Lowest price per 1 acre: $4,800

Pretty much about what you’d expect there, mostly in the southwest. And really inexpensive, less than $3000 in most of those places will get you an acre of land, which is a pretty sizeable area. Massive campsite or RV pad or playground.

Valencia County NM

  • Located in the center of NM, south of Albuquerque

  • Lowest price per 5 acres:  $8,999

Park County CO

  • Located in the central CO
  • About 40 miles southwest of Denver
  • Total square miles: 2,193
  • Nearby parks: Eleven Mile State Park, Spinney Mountain State Park, Pike National Forest
  • Lowest price per 5 acres: $9,900

So similar trends, slight differences.  Honestly I wasn’t expecting to have 2 spots for California here. I wonder what kind of land it is that it’s in California and it’s going for less than $10 grand.

So for both 1 acre and 5 acre plots, our cheapest states to buy land are Arizona, New Mexico, Colorado, closed followed by Arkansas, Texas, North Carolina, Oregon, Nevada, and California.
