Are you looking for cheap Colorado land for sale? 

My name is Felicia. I’m a land investor and a partner at Compass Land USA. We’ve bought and sold hundreds of properties in Colorado.

Today I’m going to share with you some of the cheapest places to buy land in Colorado, at the County level.

We made a similar list for the year 2021, and it was so popular that we made another one for 2022, and now I’ve updated that for 2023. 

 Something I want you to keep in mind before starting this process is you do get what you pay for. Sure you can find land in Colorado for less than 5 grand. But it might not be the size you want, it probably doesn’t have any utilities, and it might be lacking other qualities you’re looking for. And in Colorado there are often issues with water rights and access, so that could be another potential issue.

Having said that, we’re looking strictly for the cheapest Colorado vacant land available. Another thing to be aware of is many Counties will have zoning restrictions on what you can use the property for. You want to check that out before buying. So how did we determine this? Data. So we went and parsed through several of the most dominant land listing websites including LandWatch, Land and Farm, Lands of America, and Zillow. We took the most recent price per acre data they had available and collected it here for easy pickings for you.

For acreage size, we chose to use 1 acre, 5 acres, and 10 acres as examples. We had to choose a way to normalize across the websites and data provided. So we examined 1, 5, and 10 acre plots. These also seem to be the most popular size requests from our customers (people who buy land from us) and I figured it would be the most helpful for you here. Let’s jump right into it.

Let’s go over the 1 acre results first, for the top 5 cheapest Counties.

Cheapest place to get 1 acre of land in Colorado …

Alamosa County CO

  • Located in the southwestern part of CO
  • Contains Alamosa
  • Total square miles: 722
  • Nearby parks: Great Sand Dunes National Park, San Luis State Wildlife Area, Monte Vista National Wildlife Refuge
  • Lowest price per 1 acre:  $5,900

Costilla County CO

  • Costilla County is located in the southwest of CO, along the NM border
  • About 15 miles east of Alamosa
  • Total square miles: 1,227
  • Nearby parks: Great Sand Dunes National Park, San Luis State Wildlife Area, North Lake State Wildlife Area
  • Lowest price per 1 acre: $8,000

Saguache County CO

  • Located in the southwestern part of CO
  • About 63 miles west of Pueblo
  • Total square miles: 3,169
  • Nearby parks: Great Sand Dunes National Park, San Luis State Wildlife Area, Curecanti National Recreation Area
  • Lowest price per 1 acre:  $9,500

Teller County CO

  • Located in central CO
  • About 13 miles west of Colorado Springs
  • Total square miles: 557
  • Nearby parks: Pikes Peak, Eleven Mile State Park, Mueller State Park
  • Lowest price per 1 acre: $11,999

Park County CO

  • Located in the central CO
  • About 40 miles southwest of Denver
  • Total square miles: 2,193
  • Nearby parks: Eleven Mile State Park, Spinney Mountain State Park, Pike National Forest
  • Lowest price per 1 acre: $14,799

So those are the top 5 cheapest counties in Colorado to buy 1 acre of land. That’s a great-sized plot for camping, RV, or your new cabin or home. All for less than $15k.

The cheapest place to get 5 acres of land in Colorado …

Costilla County CO

  • Costilla County is located in the southwest of CO, along the NM border
  • About 15 miles east of Alamosa
  • Total square miles: 1,227
  • Nearby parks: Great Sand Dunes National Park, San Luis State Wildlife Area, North Lake State Wildlife Area
  • Lowest price per 5 acres: $3,500

Park County CO

  • Located in the central CO
  • About 40 miles southwest of Denver
  • Total square miles: 2,193
  • Nearby parks: Eleven Mile State Park, Spinney Mountain State Park, Pike National Forest
  • Lowest price per 5 acres: $5,000

Conejos County CO

  • Located in the southwestern part of CO, along the NM border
  • About 19 miles southwest of Alamosa
  • Total square miles: 1,287
  • Nearby parks: San Luis State Wildlife Area, Great Sand Dunes National Park, Rio Grande National Forest
  • Lowest price per 5 acres:  $5,999

Alamosa County CO

  • Located in the southwestern part of CO
  • Contains Alamosa
  • Total square miles: 722

  • Lowest price per 5 acres:  $8,000

Huerfano County CO

  • Located in southern CO
  • About 28 miles south of Pueblo
  • Total square miles: 1,591
  • Nearby parks: Great Sand Dunes National Park, Lake Pueblo State Park, Lathrop State Park
  • Lowest price per 5 acres:  $24,700

So we see a couple of the same counties for the cheapest plot of 5 acres in Colorado. Costilla, Alamosa, and Park all showed up again.

You may have noticed that the price per acre for 5 acre plots is actually lower than that for a 1 acre plot. So why is this? It’s like buying in bulk. When you go to Costco, you’re going to pay less per unit than you would if you bought it at a corner store.

When you get into larger properties, the buyer pool shrinks, so there’s fewer people that want that 50 or 100 acre property than there are people who want the 1 or 5 acre property, so the cost per acre falls. And the transaction costs are spread over a larger area, which drives the overall cost down.

So let’s take a look at 10 acre plots, and see if the pattern holds. If that’s true, we should actually see the price per acre go down a bit.

Clear Creek County CO

  • Located in central CO
  • About 22 miles southwest of Denver
  • Total square miles: 395

  • Lowest price per 10 acres:  $40,000

Moffat County CO

  • Located in the northwestern corner of CO
  • Alongside Utah and Wyoming state borders
  • Total square miles: 4,743
  • Nearby parks: Dinosaur National Monument, Sixth Street State Park, Browns Park National Wildlife Refuge
  • Lowest price per 10 acres:  $72,500

Ok, and we do see that cost per acre decreases a bit here as well. So there you have it, the cheapest places to buy land in Colorado, for 1 acre, 5 acre, and 10 acre plots. If you’re looking for a starting point, I would check out Costilla, Alamosa Counties for sure, and then maybe Fremont or Park County because they all showed up quite often.
