Cheapest States to Buy Land in 2022

My name is Felicia I’m a land investor and a partner at Compass Land USA. 

We’ve bought and sold hundreds of properties across the US.

Today I’m going to share with you some of the cheapest states and counties you can buy land in 2022. 

Something I want you to keep in mind before starting this process is you get what you pay for. Ok, so we might not be seeing the most beautiful land this country has to offer, we’re looking for the cheapest vacant land available. And normally, the cheapest land in the US will not have any utilities, it might not even have road access. Many Counties have zoning restrictions on what you can use the property for, too. You want to check that out before buying.

SPOILER ALERT!

The cheapest states turned out to be New Mexico, Arizona, and Mississippi.

There were a couple of other ones mixed in there like Colorado, Texas, Florida, and Oregon. But the vast majority of the results were in those top 3, Arizona, New Mexico, and Colorado.

So how did we determine this? Data. I’m actually an engineer, I have a couple of degrees in engineering, that’s my background before entering the real estate world, and I LOVE data.

So we went and parsed through several of the most dominant land listing websites including LandWatch, Land and Farm, Lands of America, LandFlip, and Zillow. We took the most recent price per acre data they had available and collected it here for easy pickings for you.

For acreage size, we chose to use 1 acre and 5 acres as examples. We had to choose a way to normalize across the websites and data provided. So we examined 1 acre and 5 acres. These also seem to be the most popular size requests from our customers (people who buy land from us) and I figured it would be the most helpful for you here.

Cheapest State to Buy 1 Acre of Land

Let’s jump right into it. Let’s go over the 1-acre results first, for the top 10 inexpensive states. So the cheapest place to get 1 acre of land turned out to be …

Valencia County NM

  • Located in the center of NM, south of Albuquerque
  • About 15 miles south of Albuquerque
  • Total square miles: 1,066
  • Nearby parks: Manzano Mountains State Park, Cibola National Forest, Petroglyph National Monument
  • Lowest price per 1 acre: $799

Apache County AZ

  • Apache County is located in the northeast corner of AZ
  • About 11 miles east of Show Low, 8 miles east of Holbrook
  • Total square miles: 11,197
  • Nearby parks: Petrified Forest National Park, Fool Hollow Lake Recreation Area, Apache-Sitgreaves National Forest
  • Lowest price per 1 acre: $1,225

Jasper County MS

  • Located in the southeastern part of MS
  • About 49 miles east of Jackson
  • Total square miles: 676
  • Nearby parks: Bienville National Forest, Clarkco State Park, Bay Springs RV Park
  • Lowest price per 1 acre: $1,251

Navajo County AZ

  • Eastern column, borders Utah on its northern border
  • Contains Holbrook, Snowflake
  • Total square miles: 9,949
  • Nearby parks: Petrified Forest National Park, Apache-Sitgreaves National Forest, Coconino National Forest
  • Lowest price per 1 acre: $1,400

Luna County NM

  • Located in the southwest of NM, along the Mexico border
  • About 37 miles west of Las Cruces
  • Total square miles: 2,965
  • Nearby parks: San Andres National Wildlife Refuge, White Sands National Park, Mesilla Valley Bosque State Park
  • Lowest price per 1 acre: $1,450

Mohave County AZ

  • Mohave County is located in the northwestern corner of AZ, next to NV, CA, and UT borders
  • Contains Kingman and Bullhead City
  • Total square miles: 13,311
  • Nearby parks: Grand Canyon-Parashant National Monument, Havasua National Wildlife Refuge, Hualapai Mountain Park Campground
  • Lowest price per 1 acre: $1,499

Cochise County AZ

  • Located in the southeastern corner of AZ, along Mexico border
  • About 40 miles southeast of Tucson
  • Total square miles: 6,164
  • Nearby parks: Chiricahua National Monument, Coronado National Forest, San Rafael State Natural Area
  • Lowest price per 1 acre:  $1,595

Polk County FL

  • Located in central FL
  • Contains Lakeland
  • Total square miles: 1,798
  • Nearby parks: Alafia River State Park, Lake Kissimee State Park, Cypress Campground & RV Resort
  • Lowest price per 1 acre: $1,599

Torrance County NM

  • Torrance County is located in the center of the state of New Mexico
  • About 40 miles east of Albuquerque
  • Total square miles: 3,345
  • Nearby parks: Manzano Mountains State Park, Cibola National Forest, Fourth of July Campground
  • Lowest price per 1 acre: $1,750

Mississippi surprised me here. I’ve heard murmurings in the real estate community about Mississippi, Arkansas, and Tennessee starting to get some attention. I guess we’re starting to see the results of that here.

Another interesting point is that some of these prices are actually lower than in 2021. I don’t have a solid reason for this. My thoughts are that maybe we’re seeing more desert squares type of land, out in the middle of nowhere, no utilities, partial access.

This could make sense if people are feeling like they need to get out of dodge, they want a piece of land that’s truly as escape with few people around. The market might be reflecting those desires.

Seeing a Florida county surprised me as well. Definitely wasn’t expecting that. It could be that the day I pulled the data, someone had this up there and they’re dying to sell it so they priced it low. Or there might be something wrong with it. Either way that low of a price for an acre lot in central Florida raises a flag for me. Maybe it’s in a wetlands.

Hudspeth County TX

  • Located in the westernmost corner of Texas, on the Mexico border
  • About 29 miles east of El Paso
  • Total square miles: 4,571
  • Nearby parks: Franklin Mountains State Park, Hueco Tanks State Park & Historic Site
  • Lowest price per 5 acre: $1,200

Costilla County CO

  • Costilla County is located in the southwest of CO, along the NM border
  • About 15 miles east of Alamosa
  • Total square miles: 1,227
  • Nearby parks: Great Sand Dunes National Park, San Luis State Wildlife Area, North Lake State Wildlife Area
  • Lowest price per 5 acres: $2,495

Valencia County NM

  • Located in the center of NM, south of Albuquerque
  • About 15 miles south of Albuquerque

Apache County AZ

  • Apache County is located in the northeast corner of AZ

So similar trends, slight differences.  A lot of desert squares, so maybe I was right about the need to escape. I was surprised that Texas didn’t have more of a presence. Maybe that’s because it’s really popular right now? `

So for both 1 acre and 5 acre plots, our cheapest states to buy land are New Mexico, Arizona, Mississippi, closed followed by Florida, Texas, Colorado, and Oregon.
