What is Going on with Real Estate and Coronavirus?

Hi, this is Felicia with Compass Land USA, and we’re in the middle of some crazy times right now. You might be on lockdown or shelter-in-place depending on what your county or state has mandated.

You might be spending a ton of time watching Netflix or scrolling through Facebook, or maybe you’re an essential worker and you’re still going in to work. Every one of us are affected by this in some way, shape or form. 

Even up to a month or 2 ago you had a lot of options to buying land. You could work with a local real estate agent to help you find parcels, and maybe you were willing to go through that traditional process, and of course, pay the realtor commission fees.

Or you could be looking on the iBuyer sites like Zillow, and speaking with agents and owners through there, and trying to set something up with them, meet with them.

Or you could work with someone like us, land investors, the owners of the property. We’ve been in business for years and we know the areas that we work in really well, and we are not stopping selling land during these times of isolation and lockdown.

How do I Buy Land Now?

So, during this COVID crisis, you still have the option to buy land. Going through a realtor, an agent, might not be possible right now.

All of you guys, the vast majority at least, are working from home, and it would be challenging for them to meet you and show you the property, hard to do when we’re supposed to be social distancing. 

How do I Buy Land Without an Agent?

If you want to buy land, you don’t need to wait for the COVID crisis to be over and wait for an agent. We’re here as a resource for you we are still selling land. We can do this completely online from our improvised home office, which you can see behind me in the video. (You can see I’m a big fan of house plants.)

We can help you buy land through FaceTime, phone, email so we don’t need to put ourselves or you at risk, this can be done completely from your house or wherever you’re distancing yourself right now.

We use a secure payment processor so you can safely submit your payment using a debit or credit card, and you can do that online with a secure checkout link we would send you or on the phone with us. And we don’t keep your card data on file. 

You can visit our properties whenever you want, we’ll help you get there with directions and coordinates.

How to Buy Land Using Cash

Here are the 5 steps you can follow if you want to buy land using cash with a safe and simple purchasing process. This is the fastest way to make the property yours

  1. We send you a Land Sale Contract for your review through an electronic signing service called SignNow.
  2. You review and sign the documents – everyone is automatically sent a signed copy.
  3. We sign and notarize a Warranty Deed granting the property to you, evidenced by a picture or video.
  4. Your payment (Cash price and Documentation Fee) is processed via credit/debit card.
  5. When payment is received we immediately send the deed to be recorded. Most counties will finish recording within 2 days. We will send you the recorded deed for your records.

I know this can be difficult times for a lot of people, so I want you to know that we also offer owner financing on all of our properties. There are no credit checks or prepayment penalties.

How to Buy Land With Owner Financing

Here are the 5 steps you can follow for buying land with owner financing.

  1. We send you a Promissory Note, Contract for Deed, and a Land Sale Contract for your review through an electronic signing service called SignNow.
  2. You review and sign the documents – everyone is automatically sent a signed copy.
  3. Your Down payment and Documentation Fee is processed via credit/debit card.
  4. We set up automatic monthly payments with our payment processor GeekPay. The first payment is due approximately 30 days from signing.
  5. Your property is deeded to you with a Warranty Deed within 30 days of the property being paid in full. We will record the deed with the county, and send you the recorded deed for your records.

On all of our properties, we have 3 different owner financing plans for you to choose from, with different amounts of down and monthly payments.

So if you’re in a position where you want to buy land but don’t want to put too much money monthly in these times of COVID, that’s fine we have plans for you.
