When some people think about buying land, they just think of a big, empty area. But land investing is way more detailed than that, which is good news because it gives you even more exit strategies. When you’re thinking about investing in land, here are 4 types of popular Mohave County land for sale investments and how to evaluate them.

#1. Infills

Think of an infill lot as you are filling in the gap. So there’s already infrastructure and some utilities in place. You’re looking at lots between houses, in subdivisions that already have streets and utilities, especially power lines, in place.

If there aren’t utilities like water and sewer built-in already, that can be ok because some areas prefer well and septic anyway. A lot of areas in Colorado and Arizona are like this.

These small properties exist in town and are often an undeveloped piece of land in the middle of a suburban district, such as in Fort Mohave, Bullhead City, Lake Havasu, or other areas.

When looking at these Mohave County properties, consider how easy it is to build and whether the area is in a desirable location. Infills can be a fast, simple way to make money if you can build affordably and sell quickly.

#2. Subdivision Development

These tracts of land can be quite large and hold the promise of building a subdivision of houses.

For this type of investment, you want to be looking at Mohave County land for sale that’s not in the cities and towns. You can use the map when you’re looking at land for sale sites to help you narrow it down. And you probably want to be looking at larger acreages, say 40 acres or more, to make it worth your while.

When evaluating this land, make sure that city services can be affordably extended to the area, and that the city bylaws allow you to subdivide the land. Some large subdivision developments around the country have stalled because city services couldn’t affordably be extended to the land.

Another good thing to know is that some title companies will handle splitting and recording the property for you. All you have to do is get a surveyor out there, and the title company will handle the splitting and recording with the county based on the surveyor’s results.

#3. Commercial Development

Raw land can be turned into a warehouse, factory, storage facility, shopping space – even a restaurant, mechanic shop, or doctor’s office. When evaluating the potential of commercial development property in Mohave County, consider whether your preferred development will work on that land.

For example, if you plan to build a shopping mall, is there road access and shoppers who live nearby? Is it close enough to the residential areas of nearby towns or cities that people will be willing to drive out there to shop?

#4. Recreation

Not all land needs to be developed. You may choose to acquire land and instead of seeking out a financial ROI, you may want to invest in Mohave County land for sale and hold it… but use the land for your own enjoyment in the meantime.

This is a legitimate and very common reason to invest. You work hard, get out there and have some fun! Enjoy the natural beauties this country has to offer and make some of it yours!

When evaluating this type of land, ask yourself whether you’ll be allowed to build a cabin or hunt and fish on this land and whether it’s safe to allow others to do so too. You should also look into whether the zoning will allow for fun activities like dirt bikes, ATVs, target ranges, things like that.
